  • 1. The Advantages of Buyer Agency

    Have “someone in your corner”, most times it’s free! For every real estate transaction there are two parties involved, the Buyer and the Seller. Did you know that generally the Seller pays all commission as dictated by the Seller’s listing contract including the commission paid to the buyer’s agent? This commission is paid as a type of incentive for the buyer’s agent to bring their buyer into the transaction. Any agent can still show houses without a buyer’s agency (including the listing agent) but is essentially working for the seller as any agent involved with the sale of a property has to work for someone…if it’s not “you’, it’s “them”.   • 2. Preapproval Letter

    If working with lender is necessary for buying a home, having a preapproval letter is essential. A preapproval letter states what loan amount you are approved for including the conditions of the loan. This will help us create a tailored search for your new home and ultimately expedite your home buying experience. We can make recommendations for you if you need guidance.

  • 3. Start Your Search

    Now we can create a custom tailored search to match your criteria and budget - listings will be emailed to you as soon as they are listed on MLS (Multiple Listing Service). MLS is available exclusively to licensed agents and contains the most in depth information about homes for sale. We will search for you to get accurate information, watching the market closely and notifying you as soon as a property comes on the market that fits your needs and desires.

  • 4. Tools At Your Disposal

    With Buyer’s Agency we can provide you with extra tools to aid you in finding your new home. These tools include comparable sales data, sales history of similar homes in the area, and access to Real Estate Condition Reports. Be well informed and use every tool at your disposal, have an edge!

  • 5. Offer Time

    We offer our time and commitment to finding your new home! Using Wisconsin State Approved Forms, we coalesce to write your offer on the terms you choose. These terms include price, inclusions, earnest money, home inspection timelines, loan timelines, and closing date.

  • 6. Earnest Money

    Once your offer is accepted you will pay earnest money to the listing broker. This is sent in the form of a personal check and is held in a trust account. This money will be credited towards your down payment at closing or in most cases will be refunded to you if things don't work out.

  • 7. Home Inspection/Testing

    Typically, within 7-14 days of an accepted offer, you may choose to have a home inspection with your home inspector and REALTOR®. Home inspections generally take about 3 to 4 hours. You may also perform tests such as Radon testing. We are more than ready to assist you in navigating any defects that may be discovered.

  • 8. Appraisal & Loan Commitment

    From the time your offer is accepted your lender will be processing your loan. The appraisal and loan commitment are the final steps to this process. An appraiser determines the value of the property that you are purchasing using comparable sold properties in the area that your new home is located. Once the appraisal has been completed your lender will provide you with a loan commitment letter to share with your agent and the sellers. This will satisfy your appraisal contingency leaving only one step prior to closing!

  • 9. Final Walk-Through

    Within 3 days of closing, you and your agent will do a final walk-through of the property to make sure everything is as you expected.

  • 10. Closing

    You, your lender, and your REALTOR® will coordinate a closing time that accommodates all parties. You will sign all the papers and get the keys to your new home!
